Fractional freehold ownership is the rapidly growing alternative to outright ownership and allows purchasers to buy a holiday home at a fraction of the price. It works by dividing the freehold of a property and consequently, the cost among several unconnected buyers who combine their resources and collectively own a beautiful property.

Fractional Ownership meets the needs of many potential buyers. Those who would love to buy their holiday home but lack the funds, Others who may have the funds but recognize it makes no economic sense to own a property outright for maybe 8 weeks occupation a year, those who would like to test holiday home ownership before making a larger investment, those who see fractional ownership as a way of spreading their portfolio and reducing their financial exposure…but at a fraction of the cost.

The homes that shareincyprus sell can be purchased outright or in a quarter share. The properties are registered with the local Land Registry and are secured by title deeds. Your home will have a freehold Title Deed, entitling you to the full rights of ownership and exclusive use of your property during your selected months. You don't need to worry about finding co-owners as we take care of that. Having the full rights of ownership includes selling your fraction on or renting to others, should you not be able to stay at the property during your selected months. An annual management fee covers much of the running costs such as rates, utility bills, pool cleaning, property maintenance, insurance, administration and a sinking fund provides for future refurbishment when necessary.

All of our properties are finished to the highest specification, including white goods, soft furnishings, crockery – in fact everything you will need to enjoy home from home comforts.  

Quarter Share

Each quarter share gives you exclusive use of the property for thirteen weeks every year, in perpetuity, on a carefully designed rotating basis so that each owner can enjoy the advantages of every season. You have the option of using all the weeks yourself or possibly exchanging periods amongst other owners to suit your personal usage and perhaps let a week or two to family and friends.
